“Normal” small, slight wear and tear is acceptable. Anything that costs money to repair or replace to bring back to move in condition will be deducted from the deposit.
We have a "shoes off inside" policy that will prevent a carpet cleaning fee.
Most are around 900-1,200 sq ft. Homes are larger, 1,300-1,500 sq ft.
Some property owners may make exceptions. Special costs and cleaning procedures may apply. Please ask.
Each individual property has unique amenities, while none have workout facilities. Some are on a walking/biking trail and some have pools. All properties are close to public gyms or workout options.

You can make a reservation ANYTIME. We normally take them 30 days or less in advance. First come, first served.
Minimum 30 night stay, after that stay, any length of time you like with a 14 day advance notice secures your refund of unused rent.
Sometimes in the winter, off season months, we offer reduced rates for stays of 60 days or longer.

Yes. (No extra charge for parking.) All Properties have at least 1 or 2 assigned, covered spaces or a garage.
A 30 night minimum rental agreement is asked. Sometimes people will pay the one month rental and leave early. Our low 30 day rate is often equivalent or LESS than a 2 week stay at our corporate competitors or a hotel.
Most properties have guest parking.
The initial deposit at the time of your reservation serves to HOLD your property until you arrive. We will not lease the property to anyone else. After you move in, that deposit converts to your "Damage Deposit".
It is fully refundable as long as the property is left in the same condition as when you moved in.
You may check out at anytime. Rent is charged to the exact day you need, provided you give a 14 day move out notice.
You may cancel your reservation anytime up to 14 days before your scheduled arrival.
All properties have washers and dryers inside the unit.
There is no local telephone service provided due to the wide use of cell phones.
Yes, extended cable (45 plus channels) and at least 2 TVs in each property.
Yes, provided for free.
Yes, all utilities are included: electricity, water, sewer, garbage, cable and internet. All lawn care is also provided.
